Rosedoor is a property maintenance platform operated by Kolva Ltd (“we”, “us”). These terms cover use of the platform by landlords (our paying customers) and use of the tenant-facing email channel by tenants of landlords on the platform.

For tenants

If your landlord uses Rosedoor, you may receive emails from [email protected] or reply-to addresses on the rosedoor.co.uk domain. Emails you send to [email protected] are received and processed by Rosedoor on behalf of your landlord.

By emailing the platform you confirm that the issue you are reporting relates to a property you rent from a landlord who uses Rosedoor. We will use the content of your email, photos, and contact details to coordinate the maintenance request with your landlord and any tradespeople they instruct.

For landlords

Use of the Rosedoor platform is governed by the written agreement between Kolva Ltd and the landlord (including the Data Processing Agreement attached to it). These public terms summarise key points; the signed agreement controls if there is any conflict.

  • You are responsible for the lawfulness of providing tenant and contractor personal data to the platform, including informing tenants that you use Rosedoor.
  • You must not use the platform to send marketing communications, to harass any individual, or for any purpose unrelated to property maintenance.
  • We provide the platform “as is” during the beta period. Service levels and uptime commitments are set out in your signed agreement.

Acceptable use

You agree not to use Rosedoor to attempt unauthorised access, to disrupt the platform, to upload malicious content, or to violate any applicable law. We may suspend access where we reasonably believe these terms are being breached.

Liability

Rosedoor coordinates communication between landlords, tenants, and contractors. It does not perform building work, give legal advice, or take responsibility for the quality of work carried out by tradespeople instructed through the platform. Liability between Kolva Ltd and a paying landlord is governed by the signed agreement.

Changes

We may update these terms. Material changes will be communicated to landlords using the platform. Tenants should refer to this page for the current version.
